PARKING, LOADING AND UNLOADING SPACES

Each off street parking space provided for Motor vehicles shall not be less than 2.5 m.*5 m. area, and for scooters and cycles the parking spaces provided shall not be less than 3 sq. m. and 1.4 sq. m. respectively

For building of different occupancies off street space for vehicles shall be provided.

Parking spaces - Wherever a property is developed or redeveloped parking spaces at the scale laid down in these Regulations shall be provided. When addition are made to an existing building, the new parking requirements will be reckoned with reference to the additional space only and not to the whole of building but this concession shall not apply where the use is changed.

General space requirements -

  1. Types.-The parking spaces mentioned below include parking spaces in basements or on a floor supported by stilts, or on upper floors, covered or uncovered spaces in the plot and lockup garages.
  2. Size of the parking space - The minimum sizes of parking spaces to be provided shall be as shown below-

    Note - In the case of parking spaces for motor vehicle, upto 50 per cent of the prescribed space rnay be of size of 2.3 m. X 4.5 m.
  3. Marking of parking spaces - Parking spaces shall be paved and clearly marked for different types of  vehicles.
  4. Manoeuvring and other ancillary spaces, off street parking space must have adequate vehicular access to  a street, and the area shall be exclusive of drives, aisles and such other provisions required for adequate manoeuvring, of vehicles.
  5. Ramps for Basement parking - Ramps for parking in basement should conform to the requirements

In addition to the parking space specified in (a), (b) and (c) above, parking spaces for visitors parking shall be provided to the extent of 10 % of the number stipulated above, subject to minimum of one.
(iii) Restaurants
  1. For grade 1 hotels, eating houses 18 sq. m. of area of restaurants including kitchen, pantry hall, dining room etc.
  2. For grade 11 & Ill hotels, eating houses etc. area of 80 sq. m. or pal thereof.
2.  Educational* 100 sq. m. or fraction thereof, of the administrative area and public service area.
3.  Institutional (Hospital Medical Institutions) buildings. 1 20 beds besides the parking spaces as above, one ambulance parking space admeasuring 10 m. X 4 m.  shall be provided for the hospital having bed strength of 100 or above.
4.  Assembly (theatres cinema  houses, concert halls, Assembly halls including those on colleges and hostels etc. and Auditoriums for educational buildings. 40 seats (persons).
5.  Government or Semi-public or private business buildings. 100 sq. m. carpet area or part thereof
6 .  Mercantile ** (Markets, Departmental Stores, Restaurants, shops and other commercial uses.) 100 sq. m. carpet area or fraction thereof.
7.   Industrial 300 sq. m. carpet area or fraction thereof.
8.  Storage 250sq.rn.upto500sq.m.areaandevery300sq.m. additional space above 500 sq. m.

Note:

  1. * An the case of auditoria for Educational buildings parking space shall be as per Sr. No. 4.
  2. ** For plots upto 1 00 sq. m. as in the case of shops, parking space need not be insisted. 
  3. Fractions of parking unit need not be provided. 
  4. For plots upto 300 sq. m. parking space need not be insisted separately and shall be allowed in marginal space only in case of independent residential bungalows only. 
  5. Further a garage shall be allowed in rear marginal distance at one corner having dimension 3x6 m. area.

 

Other types of Vehicles - For non-residential and non-assembly occupancies in addition to the parking areas, 25 per cent additional parking space shall be provided for parking other types of vehicles. Of this, a minimum of 20 per cent shall be set apart exclusively for scooter and 5 per cent for cycles. For tenament where no four wheeler is necessary parking space for one cycle and one scooter per tenament shall be provided.

Oft-street parking space shall be provided with adequate vehicular access to a street, and the area of drives, aisles and such other provisions required for adequate manouvering of vehicle shall be exclusive of the parking space stipulated in these regulations.

If the total parking space required by these regulations is provided by a group of property owners for their mutual benefits, such use of this space may be construed as meeting the Off-street parking requirements under these regulations subject to the approval of the Authority. ln such cases, the details of requirements for total development it should be submitted, if a common parking space is proposed for, the group of buildings, and the owners of such buildings shall submit the layout showing such reservation of parking space and also a registered undertaking that the area earmarked for the parking space will be kept unbuilt and will be developed as a parking lot.

In addition to the parking spaces provided for building of Mercantile (Commercial) like office markets, departmental store, Industrial and storage, loading and unloading spaces shall be provided at the rate of one space for each 1000 sq. m. of floor area or fraction there of exceeding the first 200 sq. m. of floor, area, shall be provided. The space shall not be less than 3.75 m. x 7.5 m.

Parking lock-up garages shall be included in the calculation for floor space for F.A.R. calculations unless they are provided in the basement of a building, or under a building constructed on stilts with no external wall.

The parking space in cinemas, theatres, place of public assembly shall be provided as given in Table 9.

The space to be left out for parking shall be in addition to the open spaces left out for lighting and ventilation purposes.  Those spaces may be used for parking provided minimum distance of 3 m. around the buildings is kept free of any parking or loading and unloading spaces excepting the buildings as mentioned in Note No- 4 of the Table No. 8.

Parking space shall be paved and clearly marked for different types of vehicles.

In case of parking spaces provided in basements, at least two ramps of adequate width and slope shall be provided, located preferably at opposite ends.
